At the core of it, we obviously have the Internal Rate of Return (IRR) that’s used to discount capital budgeting and to make the net present value of all future cash flows equal to zero.

Coupled with the Discounted Cash Flow (DCF) analysis, IRR estimates the rate of return that an investment will provide. A bigger IRR normally means the investment is more profitable.
